What the fascia actually does
The fascia is the board that runs along the ends of the rafters at the edge of the roof, and it does two jobs. Fibre cement resists rot and termites but is brittle. Capping is a retrofit, not a replacement.
Signs your fascia needs work
Look for paint bubbling or peeling in patches rather than uniformly, dark staining below the gutter line, visible gaps between the fascia and the gutter, a gutter that has developed a sag or a low point where water sits after rain, timber that gives when pressed with a screwdriver, fungal growth, or birds nesting where the fascia should meet the roof sheet. Inside, water stains on cornices near external walls and damp in the eaves lining are late-stage signs. In termite regions, tapping along the board and hearing a hollow note is worth a pest inspection.
What makes a fascia quote go up
Height is the biggest multiplier. A double-storey home adds roughly 40 to 60 per cent to the labour, and anything requiring scaffold or an elevated work platform adds $1,200 to $3,500 to the job depending on duration and the size of the elevation. Complex rooflines with many corners, gables and changes of direction cost more per metre than a simple rectangle because every join is a cut, a seal and a fixing.
