Understanding repair vs replace roof costs in Australia

The age threshold where a re-roof wins

Roofing materials in Australia have long but very different lives. Concrete tiles commonly last 40 to 50 years, terracotta 50 or more, Colorbond steel 30 to 50 depending on coastal proximity, and older galvanised iron 20 to 30. What fails first is almost never the covering. It is the mortar bedding and pointing on ridge and hip lines, the valley irons, the flashings and the fasteners. That means a tiled roof at 25 years usually needs restoration, not replacement, while the same roof at 45 is a genuine re-roof candidate because the tiles themselves have begun to spall and the battens beneath may be compromised. Judge age against material, not against a generic number.

The repair cost rule of thumb for roofs

The 50 percent test applies but needs adjusting, because a roof repair does not restore the whole asset the way a new appliance part does. A more useful test is cost per year of life bought. A $5,000 restoration that buys 13 years is $385 a year. A $24,000 re-roof that buys 40 years is $600 a year but comes with a fresh warranty and no further spend. A $900 patch on a 40 year old roof that buys eighteen months is $600 a year with the whole problem still ahead of you. Run that arithmetic on each quote before deciding, and be sceptical of any patch that a contractor will not warrant.

Asbestos on pre 1990 roofs

This is the most important safety point on this page. Fibre cement roof sheeting installed before 1990, and especially the corrugated Super Six profile widely used on garages, sheds, carports and some houses, very commonly contains asbestos. Australia banned all asbestos manufacture and use from the end of 2003, but existing material is still in place on millions of buildings. It is safe while bonded and undisturbed. It becomes dangerous when drilled, cut, sanded, pressure washed or broken. Never pressure clean a fibre cement roof and never let a contractor do so. Removal requires a licensed asbestos removalist, controlled wetting, sealed wrapping and disposal at a licensed facility, and typically adds $60 to $120 per square metre. Any quote that does not mention this on a pre 1990 fibre cement roof is not a quote you should accept.

What a leak actually tells you

One leak in one place is usually a defect, not a failure. Blocked gutters backing water under the eaves course, a rusted valley iron, a failed flashing at a chimney, skylight or vent penetration, or a single slipped tile will each produce a ceiling stain, and each is a few hundred to two thousand dollars to fix on an otherwise good roof. Leaks in several unrelated places at once tell a different story. That pattern usually means the pointing has failed across the ridge lines, the sarking has perished, or on metal roofs the fasteners have backed out and the washers have hardened. Systemic symptoms warrant a systemic answer, and patching them individually is the classic way to spend re-roof money in instalments.

Restoration, the middle option people forget

Between a patch and a re-roof sits restoration, and on tiled roofs it is frequently the right answer. A proper restoration replaces broken and slipped tiles, strips and rebeds the ridge and hip capping in fresh mortar, repoints with a flexible pointing compound rather than rigid mortar, cleans the tiles, then applies a primer and two coats of membrane. On a typical single storey home this runs roughly $4,000 to $9,000 and buys 12 to 15 years, against $18,000 to $35,000 for a re-roof. It is not appropriate on terracotta that is spalling, on tiles that are delaminating, or where the battens have rotted, because the coating cannot fix a substrate problem.

When repairs only defer the same spend

There is a clear tell. If you have paid for roof work twice in three years and a third leak has appeared somewhere new, you are on the instalment plan for a re-roof and paying an access charge every time. Roof repairs carry a high fixed cost, because getting a crew safely onto a roof with edge protection or scaffold can be $600 to $3,000 before anyone lifts a tile. That fixed cost is why three $1,200 patches cost more than one properly scoped restoration. Once the pattern establishes, get a full condition report with photographs of the battens, sarking, valleys and fixings, then decide once.

Getting a quote you can actually compare

Insist that every quote states the material and profile, the fastener and flashing specification, whether sarking is included, whether existing battens will be reused or replaced, how the debris will be removed, and what happens to the gutters. Ask for the manufacturer warranty document and the contractor's workmanship warranty period in writing. Check the roofing licence, which is a licensed trade in most states above certain contract values, and confirm public liability and, on pre 1990 fibre cement, asbestos removal licensing. Roofs are the one part of a house where a cheap quote most often reflects a scope that quietly omits sarking, flashings or waste disposal.

Will my insurance cover the repair?

Storm, hail and impact damage is generally covered under standard home building policies. Gradual deterioration, rust, perished pointing and lack of maintenance are generally excluded, and that exclusion is where most roof claims fail. Photograph damage immediately, do not clear debris until the assessor has seen it, and lodge before any repair work starts.

Can I just coat the roof instead of repairing it?

A membrane coating is a finish, not a repair. It seals surface porosity, improves appearance and adds some UV protection, but it cannot bridge cracked tiles, replace failed pointing or seal a rusted valley. Any restoration worth paying for does the rebedding, repointing and tile replacement first and treats the coating as the last step. A coating only quote on a leaking roof is a warning sign.
