Concrete tile is the cheapest mainstream roofing material in Australia at $55 to $110 per square metre installed. Colorbond steel sits just above it at $65 to $130. Terracotta is the premium at $90 to $180. On a typical 180 square metre suburban roof that translates to roughly $10,000 to $20,000 in concrete tile, $12,000 to $23,000 in Colorbond, and $16,000 to $32,000 in terracotta. Those are material and installation figures. A replacement adds strip and disposal of $1,500 to $4,000, tile costing more than steel because of the sheer tonnage going to landfill, and any home built before about 1990 should be tested for asbestos in sarking, eaves and ridge bedding before the first tile comes off.

Lifespan is where the comparison actually turns

Colorbond gives 40 to 70 years, longer well inland and shorter within a kilometre of surf where salt attacks the coating. Concrete tile gives 30 to 50 years on the tile itself, but that number misleads, because the mortar bedding and pointing that hold the ridge capping fail at 20 to 25 years and need redoing at real cost. Going the other way, steel to tile, requires an engineer to assess whether the trusses and battens can carry the load, and frequently means new battens at minimum. On second storey additions, granny flats and any lightweight framed structure, steel is often the only option the engineering permits. If your home was built after roughly 2000 with lightweight trusses designed for sheet roofing, tile is likely off the table entirely.

Australian climate considerations

Climate should be the loudest input and often is not. In bushfire prone areas, steel is the safer material because it does not admit embers through gaps the way tiles can, and achieving a high BAL rating on a tile roof means detailed sealing work that erodes the price advantage. In cyclone regions across northern Queensland, the Northern Territory and the Pilbara, tiles are simply not used, because loose tiles become projectiles and steel with cyclone-rated fixings is the only compliant answer. In hail belts, particularly south east Queensland and greater Sydney, both materials suffer, but the failure differs. Steel dents cosmetically while remaining watertight, whereas tiles crack and leak, and a bad hailstorm can mean hundreds of individual tile replacements. In high UV inland areas, terracotta holds colour far better than concrete tile, which chalks and fades noticeably by year fifteen.
