The Cost of Building a Granny Flat in Australia (2026)
Renovation lending jumped 21% in 2025, and the HIA expects granny-flat builds to rise tenfold on four years ago (NAB, HIA). Here is what a second dwelling actually costs to build in 2026, and the yields driving the backyard boom.
- The backyard boom is real: renovation lending rose 21% in 2025 (NAB), and the HIA expects granny-flat builds to climb roughly tenfold on four years ago.
- A standard two-bedroom runs about $200,000 and a one-bedroom about $120,000 (CoreLogic); our own build data puts a 2 bedroom granny flat ($210,000) squarely in that band.
- The yields explain it: a $160,000 flat at $450 a week is a double-digit gross return, and investors report a granny flat lifting a property's overall yield by 1.4 to 1.65 points (InvestorKit).
- Go bigger and it stops being a granny flat: a second storey addition ($390,000) or a home extension ($165,000) is a different project on a different budget.
Why everyone is building in the backyard
Two things are driving it: a housing shortage that makes a self-contained dwelling valuable, and yields that stack up. NAB reports renovation lending up 21% in 2025, and the HIA expects granny-flat construction to rise about tenfold on four years ago. A $160,000 build renting at $450 a week is a double-digit gross return before costs.
What it costs to build
CoreLogic puts a two-bedroom flat near $200,000 and a one-bedroom near $120,000, and our own 2 bedroom granny flat ($210,000) and granny flat ($215,000) figures land in the same band. Add a 20% contingency for site works, because sloping blocks, poor soil and long service runs are where the quote and the final bill diverge.
The cheaper alternatives
You do not always need a new structure. A garage conversion ($41,000) or an attic conversion ($67,500) turns existing, already-roofed space into a room for a fraction of a ground-up build, as long as the ceiling height and access allow it.
Where it becomes a bigger project
Past a certain size the backyard dwelling becomes a construction job. A home extension ($165,000) adds to the main house; a second storey addition ($390,000) adds a whole level and a whole different budget. Know which project you are actually taking on before you price it.
