Office cleaning is most often quoted as a monthly contract figure, but underneath it is always a per-visit build-up. As a benchmark for 2026, a small office of around 100 m² with ten to fifteen staff costs roughly $150 to $250 a visit on a five-night schedule, which is $3,000 to $5,000 a month. A mid-size 250 to 400 m² tenancy with 20 to 40 staff runs $250 to $450 a visit. A full floor of 1,000 m² or more sits at $700 to $1,400 a visit depending on amenity load. Why desk count matters as much as floor area

Nights per week, and what actually gets noticed

Frequency is the largest lever in an office contract and it is close to linear on cost, so moving from five nights to three saves roughly 40 per cent. The important insight is where to spend the remaining budget. Staff judge office cleanliness on three things almost exclusively: the state of the kitchen, the state of the bathrooms, and whether their own bin was emptied. Everything else is background. That means a three-night contract that does those three things completely on each of the three nights produces far fewer complaints than a five-night contract that does everything thinly. If you have to cut, cut nights and hold the standard, rather than holding the nights and thinning the standard.

Access windows and the after-hours loading

Most office cleaning happens in the evening because it avoids disrupting staff, and evening work carries a modest penalty loading, generally 15 to 20 per cent over daytime rates.
