💡Ask for the contractor's public liability certificate, workers compensation policy and a sample of their site-specific safety documentation before signing. On a commercial site their incident becomes your incident, and the paperwork is what determines who wears it.

💡A commercial contract should specify headcount and hours on site, not just a monthly fee. Two cleaners for two hours is a very different service from one cleaner for two hours, and only one of those numbers appears on a typical quote.

💰 Ways to save
  • Right-size the frequency room by room instead of applying one schedule to the whole site. Amenities and high-traffic entries genuinely need daily attention, but back-office areas, meeting rooms that sit empty and storage spaces are perfectly serviceable on a two or three day cycle. A tiered schedule commonly cuts 15 to 25 per cent from a contract without a single person noticing a drop in standards.
  • Take the consumables line out of the cleaning contract and buy direct. Contractors typically mark up paper towel, toilet tissue, bin liners and hand soap by 20 to 40 per cent, and on a mid-size site that is $1,500 to $4,000 a year in pure markup. Buying through a commercial supplier and having the cleaner simply restock removes the margin while keeping the convenience.
  • Negotiate the periodic cycle separately from the base scope and price each occurrence, not as a flat annual inclusion. Strip and seal, carpet steam and high-level dusting should each appear as a dated line item you can verify. Contractors who bundle periodics into a flat monthly fee are very often not performing them at the stated frequency, and you have no way to audit it.
  • Sign a twelve month term rather than rolling month to month, but insert a 30 day termination-for-cause clause. Contractors discount 5 to 10 per cent for term certainty because it lets them roster permanent staff rather than casuals, and permanent staff produce better and more consistent work. The cause clause means you keep the discount without being trapped with an underperformer.

Understanding commercial cleaning costs in Australia

The two ways commercial cleaning is priced

Commercial cleaning in Australia is quoted either per square metre or per labour hour, and knowing which one you are looking at is the first step to comparing anything. Per-square-metre pricing for regular contract work sits at roughly $2.50 to $5.50 per m² per month for offices and retail, $1.20 to $2.50 for warehouse and light industrial, and $6 to $12 for medical, childcare and other high-compliance sites. Hourly pricing runs $38 to $55 an hour for daytime work, $45 to $65 for evening, and $60 to $85 for overnight, weekend and public holiday work where award penalty rates apply. Most contractors quote you a monthly figure derived from an hourly build-up, so asking for the assumed hours and headcount behind the monthly number is the fastest way to see whether a cheap quote is efficient or simply thin.

Why site type changes the rate so dramatically

Floor area alone is a poor predictor of cleaning time, because what matters is touch density and compliance burden. A warehouse is thousands of square metres of hard floor that a ride-on scrubber covers quickly, with a handful of amenities and almost no touchpoints, so it is cheap per square metre. A medical centre is the opposite: small area, dozens of touchpoints per room, colour-coded equipment to prevent cross-contamination, documented schedules that survive an accreditation audit, and separate handling for any regulated waste stream. Childcare sites carry similar documentation requirements plus toy and surface sanitising. Gyms sit in between, with high touchpoint density, sweat-related odour management and equipment that needs specific product. The same 400 m² can therefore range from $500 to $4,000 a month depending purely on what happens inside it.

After-hours loading is a real cost, not a markup

Cleaning is covered by the Cleaning Services Award 2020, which sets penalty rates for evening, overnight, weekend and public holiday work. Those loadings flow directly into your contract price, which is why a site requiring overnight service costs 30 to 50 per cent more than the same site cleaned during business hours. It also explains a common trap: a contractor who quotes overnight access at daytime rates is either underpaying staff, which becomes a reputational and legal risk for you as the principal, or has not properly understood your access constraints and will come back for a variation within the first quarter. When you brief a tender, state your access window precisely, because that single detail moves the price more than most operators' efficiency differences do.

Frequency, and the tiered schedule that saves money

Most sites are over-serviced in some areas and under-serviced in others, because the default contract applies a single frequency everywhere. The efficient structure is tiered: daily service for amenities, kitchens, entries and any client-facing space; two or three days a week for general office floors and meeting rooms; and weekly for storage, plant areas and low-traffic corridors. This routinely removes 15 to 25 per cent of the labour hours with no visible drop in standard, because the removed hours were being spent vacuuming empty rooms. The catch is that a tiered schedule must be documented task by task and area by area, otherwise it degrades into whatever the cleaner has time for.

What sits outside the base contract

Periodic work is the part of commercial cleaning most likely to be quietly skipped, because it happens infrequently enough that nobody notices its absence until the floor looks tired. Hard floor strip and seal runs $8 to $18 per m² and is typically annual or biannual. Commercial carpet steam cleaning is $3 to $7 per m², usually quarterly or twice yearly in high-traffic areas. High-level dusting, internal glass, and vent and diffuser cleaning are each their own cycle. Consumables supply and waste handling are separate again. Insist each periodic appears as a dated, priced line item you can verify against an invoice, rather than being absorbed into a flat monthly fee where it becomes invisible.

Contract structure, insurance and the things that bite later

Before signing, confirm three documents exist: a current public liability certificate, generally $10 to $20 million for commercial work, current workers compensation cover, and site-specific safe work method statements for anything involving heights, chemicals or machinery. Confirm also who supplies equipment, who is responsible if a floor finish is damaged by the wrong product, and what the response time is for a callback. Term length is worth negotiating: twelve months typically buys a 5 to 10 per cent discount because it lets the contractor roster permanent staff instead of casuals, and permanent staff produce measurably more consistent work. Pair that term with a 30 day termination-for-cause clause so the discount does not become a trap.

Comparing quotes without getting fooled

The single most useful request in a commercial cleaning tender is this: give me your assumed cleanable area, your assumed labour hours per week, your crew size, and your hourly build-up. Contractors who have measured the site will answer immediately. Contractors who have eyeballed it will not, and their number will drift within two quarters. Once you have those figures, the comparison becomes arithmetic rather than guesswork, and the differences that remain will be genuine differences in method, staffing model or scope. Use the estimator above to establish the bracket you should expect, then treat any quote 30 per cent or more below the field as a scope or staffing question rather than a saving.

Frequently asked questions

How much does commercial cleaning cost per square metre in Australia?

Roughly $2.50 to $5.50 per m² per month for offices and retail, $1.20 to $2.50 for warehouse and light industrial, and $6 to $12 for medical, childcare and other high-compliance sites. The spread is driven by touch density and documentation burden rather than area, which is why the same 400 m² can range from $500 to $4,000 a month depending on what happens inside it.

What is the hourly rate for commercial cleaners in 2026?

Around $38 to $55 an hour for daytime work, $45 to $65 for evening, and $60 to $85 for overnight, weekend and public holiday work. The step up reflects penalty rates under the Cleaning Services Award 2020. A contractor quoting overnight access at daytime rates is either not paying the award or has misread your access window, and both become your problem later.

Why is after-hours cleaning more expensive?

Because the Cleaning Services Award 2020 sets penalty rates for evening, overnight, weekend and public holiday work, and those loadings flow straight into the contract price. A site needing overnight service typically costs 30 to 50 per cent more than the same site cleaned during business hours. State your access window precisely at tender, because it moves the price more than most efficiency differences do.

How can I cut a commercial cleaning contract without losing standards?

Tier the frequency by area rather than applying one schedule everywhere. Amenities, kitchens and client-facing entries genuinely need daily service, but back-office space, empty meeting rooms and storage are fine on a two or three day cycle. A properly documented tiered schedule commonly removes 15 to 25 per cent of labour hours with no visible drop, because those hours were being spent vacuuming unused rooms.

What is usually excluded from a commercial cleaning contract?

Periodic work sits outside the base scope almost everywhere. Hard floor strip and seal runs $8 to $18 per m², carpet steam cleaning $3 to $7 per m², and high-level dusting, internal glass and vent cleaning each have their own cycle. Consumables supply and waste handling are separate again. Insist each periodic is a dated, priced line you can verify against an invoice.

What insurance should a commercial cleaning contractor carry?

Public liability of $10 to $20 million for commercial work, current workers compensation cover for all staff, and site-specific safe work method statements for any task involving heights, chemicals or machinery. Ask for certificates of currency before signing rather than after an incident, because on your site their incident becomes your problem and the paperwork determines who wears it.
