  • Do the ceiling first and do not bother with anything else until it is done properly. A pitched roof space is where the great majority of a typical Australian home's heat gain and loss happens, and it is by far the cheapest surface to insulate because the space is accessible and the batts simply lay in. Getting the ceiling to a proper R value for your climate zone will deliver more comfort per dollar than wall or underfloor work ever will.
  • If you are already renovating, insulate every wall cavity while the plasterboard is off, even walls you were not planning to do. Batts into an open cavity cost a fraction of a retrofit into a closed one, because the entire cost of a retrofit is in the access rather than the product. The material for a single internal wall is often under a hundred dollars while the same wall retrofitted later runs into the many hundreds.
  • Seal air leaks before you add more insulation. Unsealed downlight cut outs, exhaust fans, the gap around a manhole and unsealed wall top plates let conditioned air pour straight into the roof space, and no amount of extra R value fixes that. A few hundred dollars of proper sealing and IC rated downlight covers frequently outperforms upgrading from R4.0 to R5.0 across the whole ceiling.
  • Check what your state currently offers before you book. Household energy upgrade schemes come and go, and at various points Victorian, NSW and South Australian programs have subsidised ceiling insulation for eligible households, sometimes covering a large share of the cost. The schemes change names and eligibility regularly, so search your state's current energy program rather than relying on advice from a year ago.

Ceiling insulation is the cheapest and most common job, and in 2026 it typically runs $25 to $45 per square metre supplied and installed for glasswool batts at a standard R4.0. On a 150 square metre home that is roughly $3,700 to $6,700, though many installers price a straightforward single storey ceiling closer to $2,500 to $4,500 where access is good and no removal is needed. Wall insulation installed into an open cavity during construction or a renovation is only slightly dearer per square metre, around $30 to $50, because the labour is simple once the frame is exposed. Retrofitting into a closed wall cavity is a different job entirely, generally $50 to $100 per square metre, since the installer must either drill and blow loose fill or strip and re sheet the internal lining. Underfloor insulation to a suspended timber floor sits around $40 to $70 per square metre depending on how much crawl space there is.

R values and why your climate zone decides

R value measures resistance to heat flow, and higher is better, but the right number depends entirely on where you live. Australia is divided into climate zones in the National Construction Code, and the minimum ceiling R value required in a cool temperate zone covering Melbourne, Canberra, Hobart, Ballarat and the alpine areas is considerably higher than what is required in subtropical Brisbane or tropical Darwin. Getting this wrong on a renovation that requires code compliance means paying twice, so confirm your zone and the current minimum before ordering material. Practically speaking, most contemporary ceiling work specifies somewhere between R4.0 and R6.0, walls between R2.0 and R2.7 constrained by the depth of the stud cavity, and underfloor around R2.0 to R2.5. You cannot exceed the cavity depth in a wall, which is why wall R values are lower, and why the marginal cost of a higher ceiling R value is usually small.

Material choice and where each one belongs

Glasswool batts are the default and the value benchmark, performing well and costing least. Polyester batts cost roughly 20 to 30 per cent more but are non irritant, made largely from recycled material and safe to handle without a respirator, which makes them the choice for anyone doing their own installation or insulating a nursery. Rockwool or mineral wool costs more again and brings genuine fire resistance and acoustic performance, which is why it turns up in party walls, bushfire zones and around home theatres. Blown in loose fill cellulose is the retrofit specialist, since it can be pumped into a ceiling or cavity through small openings, and it fills irregular spaces well. Rigid foam board delivers the highest R value per millimetre of thickness and is used where space is tight, such as under a slab or on a flat roof, but it is the most expensive per square metre by a distance.

Installation quality is most of the performance

Insulation is one of the few building products where the difference between a good and a bad install is the difference between working and not working. A batt that has been compressed to fit, cut short so there is a gap at the end of a joist bay, or pushed aside to clear a downlight loses far more than the missing area suggests, because heat takes the path of least resistance and pours through the gap. The most common failure in Australian homes is the ring of missing insulation around every downlight, which was historically required for fire clearance. Modern IC rated downlights can be covered directly, or a purpose made cover lets the batts run continuous. Insist on a photo record of the completed ceiling from the installer, and check that batts are butted tight to each other and to the perimeter without being crushed.

What insulation actually saves you

The honest numbers are good but not magic. A poorly insulated or uninsulated home losing heat through the ceiling can see heating and cooling costs fall meaningfully after a proper ceiling install, with typical payback periods in the range of a few years in the cooler states where heating dominates the bill. The comfort improvement is more immediate and more noticeable than the dollar saving, because rooms stop swinging so hard between morning and afternoon. Wall and underfloor insulation have longer paybacks, particularly the closed cavity retrofit, and are best done opportunistically during other work rather than as standalone energy projects. Sealing air leaks around downlights, exhaust fans and the ceiling manhole is often better value than a higher R value, because uncontrolled air movement bypasses insulation entirely.

Getting quotes and checking the work

Ask each installer for the material brand, the R value, the total square metres and whether removal of existing insulation is included or excluded, since those four items account for almost all of the price difference between quotes. Confirm the installer carries insurance and check whether the quote assumes accessible roof access, because a low pitch roof, a cathedral ceiling or a second storey with limited manhole access changes the labour substantially.
