Get a geotechnical report before you accept any excavation price. A $900 to $2,500 soil investigation with two or three boreholes tells you the site classification and whether rock is sitting under the pad, which is the single biggest variable in the whole job.

- Push for a cut and fill balance at the design stage, not after the plans are locked. Shifting the building platform 400mm up the slope or rotating the footprint often turns a job that carts 90 cubic metres to landfill into one that balances on site. Cartage and tipping run $55 to $120 per cubic metre, so a designer who understands earthworks can save $5,000 to $12,000 with a change that costs nothing to draw.
- Book the excavation and the driveway or hardstand in the same mobilisation. Float charges to get a machine on and off site are $350 to $900 each way depending on machine size and distance, and doing the pad in March and the driveway in July means paying that twice plus a second set of traffic control and site setup costs.
- Test and classify your spoil before the trucks are booked. Waste classification determines the tipping gate fee, and the gap between clean fill at $15 to $45 a tonne and restricted solid waste at $150 to $300 a tonne is enormous on a job moving 200 tonnes. A $700 to $1,500 sampling round routinely pays for itself many times over on any site with fill history.
- Ask for the quote to be split into a fixed component and a clearly rated variable component. Nobody can fix price rock they have not seen, but they can fix price the machine, the operator, the float and the cartage per cubic metre, then rate the rock at an agreed hourly figure with a notification threshold. That structure removes the blank cheque without pretending the risk is not there.

Bulk excavation for a residential site cut generally runs $45 to $95 per square metre of pad for a straightforward cut in clay or sand up to about 600mm deep, including cartage of spoil to a clean fill site. A typical 180 square metre pad for a single storey home therefore lands between $8,000 and $17,000. Push the average depth past a metre and the same pad climbs to $18,000 to $32,000, because you are moving three times the volume and every extra truck movement is a fixed cost.
Priced by volume instead of area, expect $28 to $55 per cubic metre for excavation and cartage combined in normal ground, rising to $75 to $160 per cubic metre where rock breaking is involved. Contractors quoting a whole job figure are usually working back from one of these rates, so asking for the assumed volume in cubic metres is the fastest way to see whether two quotes are pricing the same job.
The three variables that actually set the price
Volume comes first, and it grows faster than people expect because a site cut is a wedge, not a box. A pad that averages 600mm of cut across 180 square metres is about 108 cubic metres of material, which is roughly 190 tonnes and somewhere between nine and fourteen truck loads. Every 100mm you add to average depth on that pad adds about 18 cubic metres and another two truck movements.
Ground condition is second and it is the wild card. Sand digs fast but batters poorly and often needs shoring. Clay digs predictably and is the baseline most quotes assume. Shale and weathered rock add 40 to 60 per cent. Genuine hard rock more than doubles the cost, because a hydraulic hammer moves a fraction of the volume per hour that a bucket does.
Access is third and is routinely underestimated. A site a truck can back into takes a 5 or 8 tonne excavator and a tandem tipper. A site with a 2.5 metre side access, overhead power or a shared driveway forces you into a 1.7 tonne machine and a bobcat shuttle, and productivity can drop by half. Restricted access commonly adds 30 to 60 per cent to the same volume of work.
Cut to fill versus cut to waste
Retaining spoil on site and using it to build up the low side of a block is the cheapest possible outcome, typically saving 25 to 35 per cent against carting everything away. The catch is that structural fill under a slab has to be placed in compacted layers, usually 200 to 300mm at a time, and verified by a testing authority. Compaction testing costs $600 to $1,800 for a residential pad and the engineer will not certify the slab without it.
Cut to waste is simpler and more predictable but carries the tipping fee. Clean fill sites in most capitals charge $15 to $45 a tonne. Mixed or contaminated material moves into regulated waste categories at $150 to $300 a tonne, plus higher transport costs because the receiving facility is usually further away.
Retaining, batters and the cost of not planning them
Any cut face that cannot be battered back at a safe angle needs retaining. A short block or timber sleeper wall under 900mm typically costs $350 to $650 per square metre of wall face and does not usually need engineering or a permit. Above 900mm you are into engineered territory, with a design fee of $900 to $2,500, council approval, and construction at $700 to $1,600 per square metre for reinforced block or concrete panel.
The expensive mistake is discovering this after the cut. Battering back a 1.5 metre cut face at a safe angle can consume two to three metres of setback on each side, which on a standard 12.5 metre wide block leaves you unable to build the house you have plans for. Deciding retaining versus batter before the machine arrives is free. Deciding after is a redesign.
Drainage, silt control and the compliance line items
Councils in every state require sediment and erosion control on an excavated site, which in practice means a silt fence, a stabilised vehicle access point of coarse aggregate, and often a sandbagged kerb inlet protection. Budget $600 to $2,200 for a residential site. Fines for tracking mud onto a public road are real and commonly $600 to $3,000.
Subsoil drainage behind any retaining or at the base of a cut face is not optional either. An aggie line in a gravel surround with a proper outlet costs $60 to $120 per lineal metre and prevents hydrostatic pressure building behind the wall, which is the reason most failed residential retaining walls fail. Dial before you dig searches are free and skipping them is how a service strike turns a $12,000 excavation into a $40,000 one.
How to compare excavation quotes properly
Ask every contractor for four numbers: assumed cut volume in cubic metres, the machine size and hourly rate, the cartage rate per cubic metre or per load, and what rock rate applies if rock is encountered. A quote that gives you a single lump sum with no volume assumption is not comparable to anything, and it is the quote most likely to generate a variation.
Also confirm who is responsible for setting out and levels. A surveyor to peg the pad and confirm the finished cut level costs $700 to $1,800 and is money well spent, because a pad cut 150mm low means importing and compacting fill, and a pad cut 150mm high means the slab sits above your approved finished floor level and the certifier has a problem with it.
